When to get one
Before buying an older, altered or unusual property, or when a homebuyer survey flags movement. In England and Wales a buyer commissions their own survey (gov.uk, surveys); in Scotland the seller provides a Home Report (the Home Report regulations).
Building work next door
Work on a party wall needs two months' notice and excavation near a neighbour's building one month's, under the Party Wall etc. Act 1996; a neighbour who does not reply within 14 days is treated as in dispute (gov.uk, explanatory booklet; the rules table).
Published fees are what each firm advertises on its own page, read on 28 October 2026; they are not a quote for your property.
